Pump House Project

Summary of Deficiencies

Current Pump House

The State of New Hampshire has mandated that our pumphouse is brought up to current standards due to the numerous issues and violations. The system was installed decades ago and is well past it's useful life. Confined space regulation and pressure tank failure are the official state violations which we must demonstrate are being resolved. In addition, the aging system could fail resulting in a no water situation which is why we must act quickly to replace.  


Below is a gallery tour of the current pump house and equipment we are relying on to provide water. The photos outline the poor condition and issues visually. Here are some of the deficiencies and concerns that the project will address:


  • General safety and electrical code issues
  • OSHA non-compliant confined space egress
  • Failing floor requiring temporary bracing
  • Outdated water filtration system 
  • Obsolete pressure tank requiring temporary tanks
  • Outdated pumps well past useful service life
  • Steel water storage partially buried outside
  • Steel water storage tank rusting and rotting
  • Obsolete monitoring equipment and controls
  • Outdated chemical injection system
  • Frequent basement flooding


Existing Pump House

    The Plan

    Pump House Addition

    Construct a pump house addition to contain all new infrastructure while allowing the existing system to operate. Once complete, the old system will be shut off and seamlessly switched to the new one. The existing pump house will then be repurposed by filling in the basement and pouring a slab to house a large backup storage tank. This tank will provide extra water volume capacity for peak usage, growth, and provide temporary water in the event of well pump failure or servicing. 


    The project is divided into three phases across 2023 and 2024 to spread costs out and use annual assessments to fund. Current budget estimations should allow the project to be funded with the new annual assessment of $1200 collected from members for this year and the next year.  This all hinges on water billing collections, member cooperation, volunteers, and no other water system failures requiring money along the way. 


    Phase I (Fall 2023 completion)


    • Addition to existing pumphouse
    • Install new plastic primary water storage tank 
    • Add propane heater
    • Add external propane tank


    Phase II ( Spring 2024 completion)


    • Install new pumps
    • Install new filtration system
    • Install new pressure tank
    • Install new chemical injection system
    • Install new plumbing to well and equipment 
    • Install electrical controls, panels, and wiring
    • Install transfer switch for future backup generator


    Phase III (Fall 2024 completion)

    • Remove front wall of existing pump house
    • Fill basement to grade
    • Pour concrete slab floor
    • Install new large plastic water storage tank
    • Connect storage tank to new system.

    All the required state and local permits have been received and approved for construction. Building permit is displayed on the existing pumphouse. 

    Groundwork and Foundation June 2023

    Silt fence installed and foundation dug ready for forms.  

    Forms set ready for concrete. 

    Forms stripped, backfilled, and rough graded. 

    Slab Prep and Pour June 2023

    Rebar for monolithic slab to support weight of tanks and equipment along with required floor drain plumbing.

    Pressure treated sill plate installed ready for framing.
